I looked at the property the next day. I also signed a contract and wired the money to the title company for a down payment that same day.  The transaction closed in a little over a week.  Start to finish was extremely fast and smooth.  It was nice to buy a property without using an agent or hassle with a lender.  I got a great price, and he offered flexible term options with the seller.  He also has a great relationship with the title company we used.  The communication was great!
